Why you need a study

Start from the decision, not from the type of study

A study is written for the decision it will carry, and the decision sets its scope, its outputs and who it has to convince. Find the one in front of you below, and you will know what the study asks of you and what it hands back.

You hold the plot and nothing about it is settled: residential, commercial or a mix, and at what density. Building the wrong thing on it costs more than the study ever will.

What we need to start
The deed, the site plan, and the location.
What you receive
A highest-and-best-use study naming the use, the density, and what each option yields.

The design exists; the decision does not. What it costs, what it returns, and whether the return justifies committing to the build.

What we need to start
The concept or design, the land it sits on, and any costs already priced.
What you receive
An economic feasibility study — costs, projected revenue, cash flow and rate of return.

Supply, demand and prevailing prices around the site, and the projects already competing for the buyer you are counting on.

What we need to start
The site, and the product you intend to bring to it.
What you receive
A market study reading the gap your project could fill, with its sources and their dates.

The study leaves your hands and is read by someone with every reason to doubt it. So it is written to be argued with — assumptions visible, not buried under a conclusion.

What we need to start
The party it is being submitted to, and what they have asked to see.
What you receive
A study written for submission, with every assumption stated and testable.

More than one thing could be done with the same land or the same capital, and choosing between them needs numbers rather than preference.

What we need to start
The options on the table, and the constraint you are working inside — capital, timeline or planning.
What you receive
Cash flow models and rates of return for each option, compared on one basis.

A public option measured before its cost is committed, in a form a committee can actually approve on rather than merely receive.

What we need to start
The entity's objective, and the sites or options under consideration.
What you receive
A study supporting allocation, approval or partnership, comparing the options before any of them is committed to.

Method & data

What makes a study worth building on?

A study that hides its assumptions cannot be argued with, challenged, or built on. So ours are written to be read in front of a partner, a lender or an approval committee — not read once and filed.

Assumptions stated and testable

Every figure stands on a written assumption — cost, price, occupancy, discount rate — so the assumption itself can be argued, not just the result.

Market data and its sources

Supply, demand, comparable transactions and competing projects around the site, recorded in the study with their sources and dates.

Internal review before delivery

No study leaves before an independent in-house review of its methodology, data and calculations — a review the client never sees, because it is not an extra service.

How we work

From the project's question to a study you can decide on

A clearly defined path, so you know what is expected of you — and what you receive — at every stage.

1

The call, and the study's question

We start from the decision you are trying to make: land looking for a use, a project looking for its feasibility, or a market you want measured before entering it.

2

Scope & quote

We define the scope, the outputs, the documents needed and the timeline, then send a clear quotation for your approval.

3

Site visit & market survey

We inspect the site and its surroundings, and survey supply, demand, prices and competing projects alongside the land's planning and legal status.

4

Financial modelling & options

Costs, revenue, cash flows and rates of return — and the possible uses compared against what the market will actually bear.

5

Delivery & discussion

You receive the study with its assumptions, findings and recommendation, and we talk it through with you and with whoever it is being submitted to.
