Why you need a valuation

Start from the reason, not from the asset

The purpose decides everything that follows it: the basis of value, the level of detail, and the party the report has to satisfy. Find yours below and you will know what starting it asks of you, and what comes back.

A financier does not release funding against an estimate. The report has to be signed by an accredited valuer and to state the basis it was reached on, or it comes back for correction and you lose the week.

What we need to start
The title deed, the location of the property, and the name of the financing party the report is addressed to.
What you receive
A certified report addressed to that party, usually within two to three working days.

Assets on a balance sheet are valued as at a date, and the auditor will ask what the figure rests on. The answer has to already be in the report.

The asset schedule, the ownership documents, and the reporting date the valuation is made as at.
What you receive
The portfolio valued as at your reporting date, in a form your auditor and the zakat authority can review.

A division holds when every heir accepts the figure. What settles it is a basis they can all see — not a number handed down without its working.

The deeds of the properties to be divided, and the date the division is made as at.
What you receive
A certified report per property, written to be read by every heir, and by the court if it reaches one.

A figure that will be argued against has to carry its evidence with it. Every assumption and every comparable is recorded, because an unexplained estimate does not survive review.

The property documents, and the question in dispute as the other side has put it.
What you receive
A report built to be examined — methodology, data and sources stated in full.

Better asked before signing than regretted after: a price you can defend, read from what the market actually transacted at rather than from the figure being asked.

What we need to start
The location and documents of the property, and the deal currently on the table.
What you receive
The asset's market value, with the comparable transactions it was read from.

Compensation for an owner who never asked to sell — the hardest work in valuation, and it has to survive objection and committee review.
